The Real Estate (Regulation and Development) Act, 2016 — RERA — was introduced to protect home buyers and bring transparency to the property market. In West Bengal, projects are registered with WBRERA.
What RERA registration means for you
- Project details, approvals and timelines are publicly disclosed
- Developers must follow the agreed plans and specifications
- Buyers have a formal route to raise complaints
How to verify a project
- Ask for the RERA registration number
- Search for it on the official WBRERA website
- Match the project name, developer and address
- Review the approved plans and the declared completion date
Approved building plans
Along with RERA, check that the building plan is approved by the local authority, such as the municipal corporation. This confirms the building is legally permitted as constructed.
A note on resale homes
Older buildings completed before RERA came into force may not have a RERA number. For these, focus on the title, approved plan and completion documents.
Never pay a booking amount until you have verified the registration yourself.
